They are looking for someone to lead their Property Management department, bringing both the hands-on expertise to manage a diverse portfolio and the commercial drive to grow the department over time. This is a role with real scope and genuine opportunity to make your mark.The role:Lead the Property Management department, reporting directly to the company directorsManage a varied commercial and mixed use portfolio; liaising with clients and advising on all aspects of property managementEnsure tenant compliance with lease obligations and oversee the provision of common servicesManage planned and reactive maintenance works, including contractor liaison and managementEnsure compliance with health and safety legislation and wider regulatory requirementsWork closely with the accounts team on rental income, service charge administration, budget preparation, and year-end accountsHandle tenant applications for consent to assign, sublet, alter, and other lease mattersLiaise with insurance brokers on block policies and annual premium rechargesMaintain property records and systems, ensuring client monies are managed in accordance with RICS best practiceWhat we're looking for:A Senior Property Management Surveyor that can either lead the department from day 1, or grow into the role under the supervision of the current head of department to grow into the role within 12-24 months.Proven commercial and/or residential block management experience; qualified or unqualified candidates will be consideredSomeone with the appetite and ability to grow a department, not just manage itStrong client relationship skills and the confidence to advise landlords, occupiers, and investors at a senior levelOrganised, commercially minded, and comfortable working across a varied and interesting portfolioFull driving licence and access to a vehicle for business use (mileage allowance provided)What's on offer:Competitive salary based on experience33 days paid holidayMileage allowance for business travelA genuine opportunity to lead and grow a department within a well-respected practice that has been established for over 40 yearsA collaborative, professional team environment with real scope for career developmentThis is a role for someone who takes pride in the quality of their client relationships/management standards and who wants to build something, not just maintain it.
