Job Description About the CompanyWe are seeking a highly skilled and experienced PreConstruction Manager to join our team in Warrington In this pivotal role, you will oversee all aspects of the preconstruction phase, ensuring projects are set up for success from the outset.About the RoleExperience in planned works is essential, along with a strong background in refurbishment, retrofit projects, and highrise schemes.ResponsibilitiesLeading design team meetingsDriving progress and decision-makingSupporting bid submissions and client presentationsWorking collaboratively across multiple functions to ensure design and compliance alignmentQualificationsDegree in Construction Management, Architecture, Engineering, or similar.Membership of CIOB, RICS, or similar professional body.Proficiency in tools like:MS ProjectBIM platforms (e.g., Revit, Navisworks)Document control systems (e.g., Aconex)Required SkillsDeep technical understanding, including:Comprehensive knowledge of fire safety regulations, including:Building Safety Act 2022Approved Document BPAS 9980BS 8414Familiarity with design coordination and value engineering during preconstruction.Strong ability to interpret, critique, and challenge architectural and engineering drawings.Experience delivering preconstruction input on:Refurbishment projectsRetrofit schemes (e.g., energy efficiency, decarbonisation)High-rise residential buildingsPreferred SkillsProven capability in early-stage project development, including:Scope definitionRisk identification and mitigationProgramme developmentStrong understanding of:Procurement strategiesSupply chain engagementSupporting QS teams with cost planning and budget developmentExperience working with:Public sector clientsFramework agreementsGLA and DLUHCfunded schemesExcellent communication and coordination skills when working with:ClientsDesign consultantsFire engineersInternal commercial, design, and delivery teams
