The business has successfully delivered several hundred homes in recent years and built strong relationships with partners, funders and local authorities.Under new ownership and guided by two highly respected senior leaders with extensive experience delivering largescale residential and mixeduse projects across the UK, the company is now entering a new phase of growth. With existing schemes underway, a strong pipeline of units and future plans to deliver larger projects including larger mixed-use schemes, the business is focused on strengthening its commercial function to support longterm expansion.This is a rare opportunity to join early, shape the commercial strategy, build a highperforming team and play a pivotal role in establishing the financial, contractual and commercial foundations of a business with serious momentum.Key Responsibilities: Define and lead the commercial strategy across the business, ensuring alignment with financial objectives, delivery programmes and longterm growth plans Oversee all commercial activity across housebuilding, contracting and future PBSA schemes, ensuring robust cost control, forecasting and reporting Lead procurement strategy, negotiating contracts with subcontractors, suppliers and consultants to secure best value and maintain quality standards Manage pre and postcontract commercial processes, including tendering, risk management, valuations, costtocompletes and final accounts Provide commercial leadership during early design, planning and preconstruction stages to ensure buildability, cost efficiency and programme certainty Work closely with Development, Technical and Construction teams to ensure alignment on budgets, specifications, risk and delivery strategy Lead contract negotiation and management, ensuring compliance with legal, regulatory and contractual obligations Identify and mitigate commercial risks across all schemes, implementing controls and governance to protect margin and cashflow Build, mentor and develop a highperforming commercial team, setting clear standards and driving a culture of accountability and excellence Provide commercial insight and reporting to senior leadership, contributing to business planning, forecasting and strategic decisionmakingWhat Were Looking For: Proven experience as a Commercial Director or Senior Commercial Leader within residential development, housebuilding or mixeduse delivery Strong track record managing commercial functions across multisite programmes, ideally including both traditional housing and larger mixedtenure schemes Deep understanding of procurement, contract negotiation, cost planning, forecasting and risk management Ability to build and lead highperforming commercial teams, setting standards and driving accountability Strong financial acumen with the ability to influence business strategy and support growth Collaborative approach, working closely with Development, Technical and Construction to ensure alignment and commercial certainty Someone who thrives in a growing, evolving environment and is motivated by building a commercial function with modern systems, processes and governance Experience supporting business growth, improving commercial controls and shaping commercial strategyWhats In It For You: Basic Salary: 120,000150,000 Car / Car Allowance Bonus Structure 25+ Days Holiday + Bank Holidays Pension & Benefits Package The chance to join early and shape the commercial function from the ground up Direct access to a highly respected leadership team with a track record of building successful residential businesses Real influence, autonomy and the opportunity to put your stamp on a growing organisation A pipeline of existing schemes and future opportunities, including larger mixed-use schemes, supporting longterm progression
