Job Description Job Title: Designated IndividualLocation: Teesside (Site based)Hours: 42 per weekEmployment Type: Full time employmentThe Designated Individual is responsible for overseeing and ensuring that the organisation fulfils its duties as BR Principal Contractor under the Building Safety Act and Building Regulations. The role provides day-to-day coordination and oversight of building works, operating close to the project to influence planning and delivery while ensuring compliance with regulatory requirements. It supports project teams by providing independent assurance and maintaining clear accountability between site activities, organisational governance, and building safety obligations.Key AccountabilitiesThe Designated Individual is accountable for ensuring that the organisation fulfils all BR Principal Contractor duties, including ensuring construction work complies with all relevant requirements of the Building Regulations 2010 (as amended).Managing statutory duties under:Building Regulations Part 2A 2010 (as amended)Building Safety Act 2022Higher Risk Building Procedures (where applicable)Plan, manage and monitor the construction phase to ensure compliance with Building Regulations.Ensure building work is carried out correctly, safely, and in accordance with the Approved for Construction (AFC) design.Ensure individuals performing building or design work are competent and appropriately supervised.The Designated Individual is accountable for effective coordination across:ClientBR Principal DesignerDesignersContractors and supply chainBuilding Safety Regulator (as required)This includes sharing information, enabling collaboration, and ensuring regulatory compliance is maintained throughoutManage and maintain the Golden Thread of accurate, accessible, structured informationEnsure changes that affect compliance are documented, reviewed, and controlledProvide compliance declarations to the ClientEnsure all records are assembled and submittedKey ResponsibilitiesVerify that construction aligns to the approved design and regulatory requirementsOversee and coordinate interventions, inspections, and verification activitiesEnsure the competence of all individuals performing or supervising building workEnsure appropriate supervision of traineesMaintain a complete set of compliance records during the appointment periodProvide evidence of inspections, design or construction changes, and regulatory correspondenceCoordinate design changes and record compliance-affecting decisionsLiaise with Building Control Bodies, the BR Principal Designer and the Client on change mattersLeadership expectations emphasise that the Designated Individual must:Ensure strengthened governance in design & engineering, procurement, commercial and quality processesLead the audit and checking process to verify ongoing complianceSupport upskilling within the organisation and coordinate Subject Matter Experts (SMEs)Support regular audits of all duties, activities, actions and record keepingThe Designated Individual must operate with sufficient independence from project delivery to provide credible oversight and assuranceInteracts With:All stakeholders on the project, designers (internal and external) at all levels, the wider internal Design & Engineering team and external design partners.Operating EnvironmentEnsure the organisations Code of Conduct is thoroughly understood, adhered to and promoted to ensure safe, compliant and consistent working practices.Operate in an open and even-handed manner with all personnel. Treat all stakeholders with courtesy and respect, embracing diversity and encouraging individuals to achieve their full potential.Proactively contributes to teamwork and cross-functional working, sharing knowledge and combining expertise across the organisation, with clients and the supply chain.Behave with integrity and always demonstrate a professional image, ensuring actions are ethical and appropriate.Take personal responsibility and accountability for actions, continually striving to improve and exceed expectations while ensuring safety and quality are never compromised.Qualifications & Skills RequiredThe individual must demonstrate the skills, knowledge, experience and professional behaviours proportionate to the complexity and risk of the building work. They must be confident in challenging decisions, appointments and practices that could compromise regulatory compliance, competence or the integrity of the Golden Thread, across both project office and active construction environments.QualificationsRelevant degree in construction or engineering and chartered status (e.g., CEng)Demonstrable competence under PAS 8672 / BS 8670Proven senior experience managing complex construction worksFormal training or understanding of Building Regulations, Building Safety Act 2022 and Higher-Risk Building proceduresSkillsExpert regulatory knowledge (Building Regulations, Part 2A, Building Safety Act)Strong capability in planning, managing and monitoring construction workAbility to interrogate and challenge design and constructionRisk management, safety control and quality oversightGolden Thread and information management expertiseCompetence oversight and supply chain competence assuranceCollaborative leadership, communication and stakeholder managementEthical leadership and sound judgement under regulatory scrutiny
