Job Description

We are seeking an experienced and proactive Planning professional to support and lead the delivery of residential developments across North Wales. The successful candidate will manage all aspects of the planning process from initial appraisals and pre-application engagement to public consultation, submissions, and discharge of planning conditions. You will work closely with local authorities, statutory stakeholders, internal technical teams, and external consultants to secure implementable planning consents that align with company objectives. Key Responsibilities Planning Strategy & Delivery Prepare, coordinate, and submit planning applications for residential developments (outline, full, reserved matters). Manage the discharge of planning conditions to ensure timely site starts. Lead on site appraisals , identifying planning opportunities, constraints, risks, and policy considerations. Maintain detailed project planning programmes, ensuring timely progression of submissions and approvals. Local Authority & Stakeholder Engagement Develop strong working relationships with Local Planning Authorities across North Wales. Attend and lead meetings with planning officers, statutory consultees, council members, and community groups. Respond promptly and professionally to planning queries, feedback, and requests for further information. Public Consultation Deliver and manage public consultation exercises , including: Organising consultation events Preparing presentation materials Responding to public queries and feedback Reporting consultation outcomes to the business Policy & Compliance Maintain up-to-date knowledge of Welsh planning policy , including: Planning Policy Wales (PPW) Future Wales: The National Plan Local Development Plans (LDPs) within North Wales authorities Interpret and apply planning policy to guide land acquisition, design, and delivery decisions. Monitor upcoming policy changes, local plan reviews, and development management trends. Collaboration & Reporting Work closely with land, design, technical, and commercial teams to support project planning and viability. Appoint and coordinate external consultants (planning consultants, architects, transport engineers, ecologists, etc.). Provide clear written reports, planning briefs, and updates to senior management. Required Skills & Experience Proven experience in town planning , ideally within residential development or housebuilding. Strong understanding of Welsh planning legislation , policies, and local authority processes. Demonstrable experience in: Preparing and submitting planning applications Managing planning appeals (desirable) Handling public consultation Liaising with local authorities and stakeholders Discharging planning conditions Excellent written and verbal communication skills. Strong organisational skills with the ability to manage multiple projects and deadlines. RTPI accreditation (Member or working toward chartership) preferred but not essential. Qualifications Degree in Town Planning , Urban Planning , Geography , Environmental Planning , or a related field. Membership of the RTPI is advantageous. Personal Attributes Confident, professional, and adaptable. Able to influence stakeholders and negotiate favourable outcomes. Detail-oriented with a proactive, solution-focused mindset. Comfortable working independently and as part of a multidisciplinary team.
