Job Description Lettings ManagerMonday to Friday 9am 6pm Saturdays and Bank Holidays on a rota basis in busy leasing periods. SouthallWe are recruiting an experienced Lettings Manager for a fantastic client based in Southall. This is an exciting opportunity to play a key role in driving the rental performance of a high-quality residential development, while delivering an exceptional customer experience and leading a motivated lettings team.The RoleAs Lettings Manager, you will be responsible for the overall rental performance of the development, maximising profitability while maintaining brand standards and operating within agreed budgets. You will oversee marketing and leasing activity, manage income and expenses, and lead and develop the lettings team to ensure outstanding service is delivered at all times.Key ResponsibilitiesAct as a brand ambassador, providing exceptional service to residents, prospective tenants, contractors and visitorsCommunicate professionally and courteously with residents and colleagues, both verbally and in writingSupport and contribute to resident events to drive community engagementConduct monthly market surveys and maintain a strong understanding of local competition and market conditionsContribute to a dynamic marketing and leasing strategy, providing insight and feedback to the General ManagerForecast end-of-tenancy dates to minimise voids and maximise re-let opportunitiesLead and support the lettings team in conducting property viewingsLiaise with external agents to monitor market trendsRespond to mystery shopping feedback and coach best practiceEnsure all enquiries are logged, managed promptly and referral programmes actively promotedOversee the referencing process, ensuring compliance with company standards and GDPR regulationsManage applicant communication from application through to move-in, including contracts and deposit registrationEnsure timely rent collection and manage the arrears processNegotiate tenancy renewals in line with targets and serve statutory notices where requiredMaintain knowledge of local council and HMO regulations, ensuring full compliance and licence managementUse property management systems to record transactions and produce operational reportsSupport, train and mentor new team membersShare best practice, contribute to process improvements and support a positive team culture aligned with company valuesAbout YouProven experience in residential property lettings, ideally within Build to Rent, student accommodation or serviced apartmentsA strong track record of achieving and exceeding sales and lettings targetsExcellent customer service skills with strong attention to detailExperience of leading, coaching and developing team membersConfident, professional and highly organised, with the ability to manage multiple prioritiesJBRP1_UKTJ
