Our Thames Valley Division, located in Reading is looking to recruit a Senior Technical Coordinator to join the Divisions Technical department.The RoleThe role of Senior Technical Coordinator is to provide technical management and design coordination on our new developments and provide support on our Legacy sites.The Legacy site support is mainly on sites where there are remedial works or investigations required based on the post Grenfell changing landscape around fire regulations. The Senior Technical Coordinator is responsible for the preparation, delivery and co-ordination of production information on allocated projects, to support the land/estimating/surveying/buying/construction and sales functions of the business.The role of Senior Technical Coordinator reports to the Senior Technical Manager and Technical Director.Principle accountabilities of the role include:Pre AcquisitionProvide technical support and advice during the acquisition of new sites and development opportunities, including;Commission and prepare due diligence/technical reports.Research and advise existing site constraints.Research and advise abnormal site conditions that may impact design or development costs.PlanningProvide technical support in the preparation of detailed planning applications, including;Carry out technical review of schemes prior to planning applications being submitted to local authority and advise suitability of proposed designs.Advise where layouts could best be optimised to improve net to gross development areas or add increased revenue from individual plots.Provide architectural advice on design layouts and appearance of proposed new developmentsPre-selection of external materialsCommission investigative site surveys and reportsImplementationPrepare technical support in the preparation of detailed design information to assist the procurement and construction of new developments including;Pre-selection, appointment, and management of consultant design team.Negotiation of consultant fee proposals and monitoring of fee expenditure against allocated budgets.Co-ordination of payments to external consultantsAttend design team meetingsSet outline design programmes and monitor consultant performanceLead the optimisation process to enable early sign off of floor plansAdvise and co-ordinate requirements for sustainability, environmental, ecological and eco-homes constraints.Clear building control, site engineering and warranty conditions with NHBCLiaise with statutory utility providers.Clear outstanding planning conditions with local authority.Liaison with and co-ordination of specialist sub-contractors.Attend site progress and co-ordination meetings.SalesProvide supporting information to the Sales Department to assist the preparation of sales literature and the conveyancing of individual properties, including;Plot conveyancing plans as required by land registryComputer Generated ImagesBasic sales plans and area schedulesLegacy SitesWorking in collaboration with Bellways central Fire Team,Review Bellway archives and provide project information to the Fire Teams specialists (e.g. Fire Engineers, Solicitors, EWS1 surveyors)Coordinate investigations of legacy buildings by specialist surveyorsAttend monthly regional Fire Team meetingsCoordinate and manage the technical aspects of sites where remedial works are requiredExperience, Qualifications and SkillsExperienceExperience of working as a Technical Coordinator with a high-volume house builder.Demonstrates a fundamental understanding of the development business and the necessity to balance the varying needs of different internal departments.Up to date knowledge of CDM regulations.Qualifications and TrainingCurrent CSCS card or equivalentSkills and AptitudeStrong communication and listening skillsHighly motivated to deliver quality developmentsAbility to work on own as well as part of a teamIT literate and the ability to adapt to new systemsGood administration skillsCommitted to diversity and inclusionThe Role and Working ConditionsWilling to be flexible in respect to day to day duties and hours worked.Office based role, with travel within the Divisional area.Ability to travel to development sites as and when required.In return we can offer you:Competitive salaryCompetitive car allowanceOptional salary sacrifice car schemeCompetitive annual bonusContributory pension scheme25 days holiday, plus bank holidaysAccess to discounts and benefits portalShareSave SchemeCycle to Work SchemeLife assuranceHoliday Purchase SchemeEarn and Learn OpportunitiesWe reserve the right to close this vacancy if a large volume of applications are received.JBRP1_UKTJ
