In this rewarding, people-centred position, you'll provide responsive housing management, support residents to sustain their homes, and help create safe, welcoming and thriving communities.You'll work closely with colleagues, partners, and residents to ensure our schemes run smoothly - managing tenancies, maintaining safety and compliance, addressing wellbeing needs, and promoting positive community involvement. If you're empathetic, organised, confident working independently, and passionate about making a real difference to residents' lives, this could be the perfect role for you.There are 2 roles available across 2 schemes.Vacancy 1 Location: St. Mary's Court, Newport (Baneswell)Vacancy 2 Location: Howell Griffiths Court (Abertillery) Please include in your supporting statement/application your preference of siteSpecifically, in the role you will:Provide high quality housing management services, responsible for letting sheltered housing properties including advertising vacancies, shortlisting applicants, carrying out home visits to prospective residents, offering properties and signing up new residents.Manage empty homes at sheltered housing schemes, including end of occupation contract arrangements, and liaising with Hedyn`s Property & Place team regarding inspections and works being undertakenLiaise with colleagues, including the Income & Inclusion Team regarding rent account queries from residentsMonitor and address issues relating to the general conduct of contract holders, referring cases to, and working closely with the anti-social behaviour team where cases require legal action or additional support is needed.Update property and contract holder records on Hedyn's housing management IT system to ensure accurate and up-to-date information is recordedMaintain accurate and up-to-date files of ongoing cases and actions takenEnsure the health and safety of residents and visitors to sheltered housing by completing and maintaining contract holder records and testing emergency systems as required by Hedyn`s policies and proceduresWelcoming and instructing new residents in the proper use of all health and safety equipment and evacuation proceduresSupervise the security and safety of sheltered housing buildings and on-site servicesRegularly inspecting communal areas, facilities and equipment and reporting any repairs or replacements requiredChecking the identity of contractors and maintaining a record of work completed at the scheme and reporting any issues to Hedyn`s Property & Place teamReport residents' repair issues to Hedyn`s Property & Place team and follow up on progressControlling the temperature of heating in communal areasTo positively promote a good community spirit and resident participation by promoting the use of communal facilities and enabling residents to organise events and working in partnership with Hedyn`s Communities & Regeneration Team and relevant external organisations to arrange events that could include the wider community.Collect, reconcile, receipt and bank money received for rent, use of the guest room and laundry (where relevant).Maintain an up-to-date TV licence for the scheme including completing the application process and collecting paymentsTo provide cover for Scheme Managers at other Hedyn sheltered housing schemes as required by the Specialist Housing Lead.To have regular contact with residents (as agreed with each resident) regarding welfare, housing and occupation contract issuesSignpost residents to relevant agencies where requiredRespond to emergency situations when on-siteYou will act upon safeguarding concerns immediately and in compliance with the safeguarding policy and procedureAttend training identified as essential to the Scheme Manager roleAttend relevant meetings as and when required.To act in compliance with GDPR and data protection laws, respecting confidentiality and privacy.You will ensure that safe working practices and procedures are adopted at all timesYou will have a commitment to the organisation's pledge on Equity, Diversity, and Inclusion.You will keep abreast of all relevant legislation and good practice issues relating to the role.You will lead or participate in assigned projects, establish and maintain professional boundaries.You will undertake any other duties as deemed reasonable/commensurate to the role.(Please refer to the attached role profile for more information.)For further information about the role, please contact Application Process: We require an application form to be completed for every role.-We do not require recruitment agency support at this time - all speculative CV's will be treated as a direct application.-Your Hedyn, our comprehensive benefits package:We believe Hedyn is a great place to work and it's important to us that our people feel the same way.As well as offering varied and fulfilling careers, we want every colleague to feel appreciated.
