Were looking for an experienced New Build Sales Manager to lead our sales programme across new build and affordable home ownership schemes. Together, were building a better future.As part of a growing social housing provider, youll ensure new homes are effectively marketed, sold and progressed - balancing commercial performance with a strong customer focused approach. Youll lead a dedicated Sales Team of 5 people, manage key external partners and work collaboratively across Development, Finance, Customer Services directorates and local authority partners to deliver excellent customer journeys and strong sales results.This role is central to helping people take the next step into home ownership. Youll drive Shared Ownership and other new build sales, provide market insight, support scheme appraisals and ensure compliance with regulatory requirements. Your leadership will shape a modern, efficient and customer centred sales function.What youll be doingLeading, coaching and motivating the New Build Sales TeamManaging sales schemes and transactions to deliver a seamless customer journeyOverseeing marketing, launch and progression of sales across all tenure typesEnsuring compliance with Homes England and all regulatory requirementsManaging valuations, estate agent performance and complex sales casesReporting on KPIs, risks, sales performance and market intelligenceSupporting new business appraisals and regeneration opportunitiesDriving improvements across sales systems, processes and documentationWhat were looking forExperienceProven success delivering new homes sales, especially Shared OwnershipExperience leading people and managing multiple sales schemesStrong cross functional working across Finance, Legal, Housing and DevelopmentConfident using CRM, sales or housing systemsExperience improving processes, identifying risks and managing contractsExperience preparing reports and presenting to senior stakeholdersKnowledgeStrong understanding of new build and affordable home ownership salesGood knowledge of the social housing sector and regulatory requirementsAbility to interpret legal and financial information confidentlySkills & behavioursPositive, solutions focused and proactiveStrong communicator and relationship builderConfident decision maker with early risk spotting abilityStrong numeracy and excellent written and verbal communication skillsFull driving licence and access to a vehicleWhat success looks likeSuccess in this role means leading a motivated, high performing Sales Team that delivers excellent customer journeys and professionally marketed schemes, while building strong relationships with internal colleagues and external partners.
