James Andrews is proud to be working with a reputable Housing, Care & Support provider with homes across the Midlands, who are seeking to appoint a Head of Property on an interim basis for three months. You will be required to be on site, three days a week. To lead and manage the organisations repairs and maintenance service, ensuring high-quality, cost-effective, and compliant delivery that prioritises resident safety, satisfaction, and organisational performance. The role will drive operational excellence, embed a performance-led culture, and maintain robust compliance with regulatory standards The range of function which are covered include: Develop and implement the Repairs and Maintenance strategy in line with organisational objectives and regulatory requirements. Ensure alignment with the Groups priorities for in-house delivery of critical services (repair and maintenance, gas and electrical safety, damp and mould treatment, emergency access). Drive cultural change to promote ownership, accountability, and transparency across operational teams. Oversee responsive repairs, voids, planned maintenance, and cyclical works, ensuring timely and efficient service. Manage out-of-hours service provision and emergency response protocols. Provide leadership and performance management for the in-house team. Enhance oversight and operational efficiency across all estate-related activities. Oversee the ongoing transformation of the repairs and maintenance service, ensuring the successful implementation of the new delivery model. Embed a data-driven performance framework to monitor KPIs, service standards, and contractor performance. Implement continuous improvement initiatives informed by resident feedback and operational data. Report regularly to the Executive Team on repair performance, customer satisfaction and improvement plans. Experience and skills required: Proven leadership in repairs and maintenance within social housing or property services. Strong knowledge of compliance frameworks and regulatory standards. Experience in managing large teams and contractors, with a focus on performance and accountability. Excellent communication and stakeholder management skills. Experience in budgeting, commercial procurement, contract management, and executive reporting.
