Senior Estates Surveyor Contract - Permanent Hours- 37 hours per week 52,413 - 57,881 per annum The Estates Team, where this role sits, is within the Property and Asset Management Service of the Council. This service is responsible for providing a comprehensive property management service including new lettings, rent reviews, lease renewals, service charge management, easements and asset and rental valuations. We are looking for an enthusiastic, engaging and motivated Senior Estates Surveyor (general practice) to take a key role in the busy professional Estates Team. A self-motivated and pro-active individual is sought, with strong organisational skills and ability to work under pressure and to deadlines. This role requires a combination of technical expertise and strong interpersonal skills, so were looking for someone who is both approachable and skilled. Ideally MRICS qualified , the successful candidate will demonstrate a considerable knowledge of commercial landlord and tenant law and experience of estates management activities. We seek a Senior Surveyor who brings enthusiasm and dedication, with excellent communication skills affording them the ability to forge lasting relationships with clients and colleagues, so a collaborative, team-focused approach is essential. You should be technically proficient and resilient, able to handle challenging conversations with clients when necessary. Were looking for someone who takes ownership of their cases and strives to be an aspirational leader with a willingness to guide and develop more junior officers within the team. Experience of working in a commercial property environment is essential and experience of working in both the public and private sector is desirable. Main Duties and Responsibilities Responsible for the day-to-day management of the property portfolio including : arranging new leases/licences and carrying out renewals ensuring these agreements are satisfactorily completed within the agreed timetable, budget and service standards managing rent reviews and lease renewals, managing any rent review disputes and agreeing any variations to the lease and terms for surrenders managing lease expiries, meeting tenants on site if necessary, ensuring formal agreement is reached and documented, and making necessary arrangements for the transfer of keys, return of rent deposits, informing utilities and taking meter readings etc. Undertaking valuations for the purposes of establishing rental and capital values for new agreements or for sale of properties and negotiating and settling terms with the prospective tenant, licensee or buyer, and reinstatement values. marketing properties to let or sell, preparing heads of terms, negotiating and agreeing terms for new leases and lease renewals, appointing external marketing agents as appropriate. Instructing the conveyancing team in Legal Services on new leases, renewals and sales of properties through to completion, in line with the Councils Land Disposal Policy and relevant legislation.55b20050-bc17-4e5d-bfce-3c406318dffc
