The business was founded over 5 years ago and since its inception, they have amassed a creditable portfolio of 180 lettings. They have plans afoot to keep growing the business. The business is underpinned with strong value principles based on honesty, integrity and professionalism.We are seeking to recruit an experienced Property Manager to work in an office setting in the Gateshead area. As a Property Manager, you will hold responsibility for the maintenance, lettings and compliance side to the business. This is a small business and the successful candidate with be resourceful to undertake a range of tasks. Due to the size and structure of the business you will be provided freedom within the role to hold autonomy, make decisions and see how your efforts directly impact the business., This position will see you working with a range of landlords, tenants and local authorities to deliver high levels of customer satisfaction and service.This is not a sales role. We are seeking candidates who are client focused, organised, professional, technologically savvy and who can work with their initiative to problem solve. You will be able to work with a range of computer systems including Word, Excel and a range of industry approved systems to manage rentals, compliance, inspection, sign ups and maintenance activities.THE ROLEResponsible for the coordination of maintenance activities within the property portfolio for both empty and occupied dwellingsYou will hold responsibility for circa 40 clients comprising 180 residential lettingsInspecting properties and scheduling worksSelecting appropriate tradespersons to perform specific maintenance tasks including full property refurbishments, ongoing repairs, certifications, down to general cleaning activitiesHolding costing and budgetary responsibility for maintenance activitiesResponsible for managing the lettings process, including marketing properties, vetting tenants, completing sign-ups, registering deposits, working with guarantors, and ensuring overall compliance.Ensuring high levels of customer satisfaction, resolving issues, minimising disputes and providing a highly personalised serviceExperience liaising with local councils on regulatory matters, including council tax enquiries and Selective Licensing compliance within the residential lettings sector.THE PERSONMinimum 5 years experience working within property managementProven experience managing a portfolio of residential lettingsAbility to multi task and manage conflicting prioritiesHigh understanding of compliance within Property ManagementAbility to work with own initiative and suggest business improvementsNatural problem solving abilityStrong organisational and coordination abilitiesHighly proficient with IT systems including database management and the automation of tasksComfortable to implement tracking and scheduling systems to aid task management e.g. certification purposesThe ability to organise workflow, project manage tasks and schedule activitiesHolding a natural pride for high levels of customer service and satisfactionThe ability to research suppliers, work to control costs and provide value to money to both tenants and landlordsThe ability to connect with people and build rapportIt would be highly beneficial for candidates to have their own transportTO APPLYPlease send your updated CV to Tony Hutchinson or apply direct by calling Westray Recruitment Group
