Job Description Head of Block Management Congleton / Hybrid working up to 40,000 basic DOE + commissions 60k OTEOver the past decade, this well established, independent property firm have provided a full 360 lettings property management service across the Manchester area.They have a team of experts in sales, lettings and property management, which are continuing to expand, and as such, theyre looking for a Head of Block Management to manage, develop and make a real impact within the company.Whats in it for youAnnual basic salary of 30,000 - 40,000 DOECommissions on portfolio income generatedPerformance bonusMonday to Friday, 9am - 5.30pmHybrid working available - 3 x days per week WFHFree onsite parkingProfit shares available after 12 months22 days annual leave plus bank holidaysFully expensed weekend trip away per yearWhat youll be doingEnd-to-end management of residential blocks and estates (typically 525 units)Managing blocks on behalf of freeholders, including service charge structuresPreparing and managing service charge budgetsIssuing service charge demands and managing arrearsDay-to-day communication with leaseholders, freeholders, contractors, and advisorsOverseeing repairs, maintenance, and major worksManaging Section 20 consultations where requiredContractor tendering, appointment, and performance oversightHealth & safety compliance (fire risk assessments, asbestos, electrical, gas, etc.)Insurance management and claims handlingCoordinating year-end accounts with accountantsChairing or attending AGMs and residents meetingsWhat youll haveProven experience in residential block managementStrong understanding of service charge legislation and accountingExperience managing small to mid-sized blocks (525 units)Demonstrated success in winning new block management businessExperience setting up or improving systems, processes, or softwareConfidence dealing with developers, freeholders, and leaseholdersProfessional qualifications (IRPM, RICS, ARMA) advantageous but not essential
