The Opportunity:This is an exciting opportunity to join an independent managing agent who are a trusted name in leasehold block and estate management, committed to delivering tailored, professional services to residential properties across Bristol and North Somerset.This role offers the chance to manage a varied leasehold portfolio while working within a supportive, customer-focused team with flexible working arrangements to support work-life balance.The Role:As a Property Manager, you will be responsible for managing a portfolio of residential leasehold properties, ensuring their effective day-to-day operation and compliance with relevant regulations.In addition, you will act as the primary point of contact for leaseholders and stakeholders, deliver exceptional service, and oversee maintenance, budgeting, and compliance functions.Key Responsibilities:Act as the main point of contact for leaseholders, residents and clientsConduct regular site inspections to ensure safety, maintenance and complianceCoordinate maintenance, repairs and service contractsPrepare and manage service charge budgets and monitor expenditureOrganise and chair AGMs and liaise with RMCs and FreeholdersHandle Section 20 consultations for major worksCollaborate with contractors, solicitors, surveyors, and other professionalsMaintain accurate records and ensure GDPR complianceThe Person:We are looking for a motivated and experienced property professional who can balance multiple priorities in a fast-paced environment. You should have experience dealing with leasehold property management, RMCs, Freeholders, and service charge budgeting.A strong communicator and problem-solver with excellent organisational skills and a proactive, customer-first approach will thrive in this role.Skills & Experience:Proven experience in residential leasehold property managementStrong knowledge of leasehold legislation and best practiceProficient in financial management and budgetingExcellent communication and interpersonal skillsHighly organised and self-motivatedProficiency with property management software and IT systemsFull UK driving licence and access to a vehicleTPI qualification or willingness to work towards itExperience with complex or high-end residential portfoliosAdditional Information:This role offers hybrid working with flexibility for some remote workProfessional development support and qualification sponsorship is available
