Company Description: Our client is a long-standing real estate focused private equity firm that invests in a wide variety of opportunistic and value-oriented commercial real estate transactions where the conditions exist for compelling absolute returns over a short and medium duration. The firm invests throughout the United States in single-property transactions and multiple-property portfolios whereby the investment strategies are based on property-level operational enhancements, as well as those with pricing advantages that arise from distressed, complex, and dislocated scenarios. The firm’s investments are structured in various capital forms including direct equity, joint venture equity, preferred equity, mezzanine loans, and transitional first mortgages. Since 1993, they have invested in more than $30 billion of commercial real estate across 360+ transactions on behalf of a diversified and highly regarded group of endowments, foundations, public and corporate pension plans, financial institutions, family offices, and sovereign entities. Additionally, the firm manages several investment programs, each of which has a distinct risk/return profile and non-overlapping strategy. The firm’s funding is typically discretionary and is derived from institutional commingled funds and separate accounts sponsored and managed by the firm. One such alternative investment strategy includes our client’s QOZ program, which is a lower volatility strategy focused on investing in the construction and long-term management of Class-A multifamily properties that provide attractive current returns, long-term value appreciation, tax efficiency, and a natural inflation hedge. The firm’s QOZ strategy combines its enviable track-record in multifamily investing and extensive network with top national developers with the unique tax benefits investors can receive by investing long- or short-term capital gains in specified census tracts and holding those investments for a minimum of ten years. The strategy includes the development and lease-up of qualified multifamily properties and ultimately leads to a refinance and recapitalization event, providing the time necessary to achieve the unique tax incentives for U.S. taxpayers upon eventual disposition at the end of the satisfactory hold period. Position Overview: This newly created position of Vice President of Asset Management (QOZ) is responsible for the overall operation and performance of a growing QOZ fund series comprised of national multifamily properties, as well as executing other various projects assigned specific to reporting and value-creation. The Vice President of Asset Management reports to the Head of Asset Management and will work closely with the QOZ Senior Asset Manager, QOZ Portfolio Manager, and QOZ Investment Team. The Vice President of Asset Management will collaborate with employees across the firm, and third parties (joint venture partners, property managers, brokers, attorneys, consultants, tenants, vendors). Additionally, over time and based on firm production, this candidate will have the ability and the opportunity to expand the role and responsibilities into other asset classes and investment programs outside of the QOZ program. Responsibilities: The firm is seeking a dedicated asset management “captain” on an existing portfolio of QOZ multifamily assets that are in various stages of each respective business plan (e.g., development, lease-up, stabilization, recapitalization, disposition, etc.). The position represents a direct touch point between the QOZ Portfolio Manager and Investment Team and the reporting of asset-level performance and business plan execution (with oversight from the QOZ Senior Asset Manager). For each asset, this position directs the business plan execution while managing internal analytical resources. Requirements include (i) strong technical acumen and financial modeling skills with willingness to “roll-up the sleeves” within financial models of assigned assets; (ii) ability to manage and mentor junior talent and resources; (iii) drive crystallization/sale events, refinances, recapitalizations, and loan modifications; and (iv) strong operational expertise and knowledge of multifamily business plans pre- and post-stabilization with ability to direct and manage asset performance independently (i.e., with and without sponsorship). The primary responsibility will be to drive the day-to-day execution of individual business plans across a portfolio of multifamily assets that the firm owns within its QOZ fund series. Responsibilities include the following: Manage 10-12 +/- multifamily investments located across the U.S. with a high degree of independence. Develop strong working relationships with members of the QOZ team. Additionally, support external relationships with partners, lenders, and the brokerage community. Create and execute property and portfolio level strategies to enhance and protect asset value, meet investment objectives, and oversee key asset management issues of assigned properties. Assist in the preparation of monthly, quarterly, and annual asset management reports, and presentations focused on variances to underwriting and/or budget, valuation analysis, cash flow projections, and other financial reports and presentations as required. Lead and direct strategic business plans, investment restructurings, sales, and asset financings strategies. Oversee analytical asset management resources assigned to each respective asset within the portfolio. Contribute to the professional development of peers and more junior level staff. Manage and maintain updated financial models for each asset under management. Direct and approve annual operating budgets; evaluate ongoing performance relative to benchmarks. Track, analyze, and reforecast trends in financial performance of assets in relation to approved annual budgets. Verify accuracy of operating statements, manage variance analysis, and shares accountability for results. Analyzes rental rates and assists in leasing decisions; monitors leasing status and strategies for assigned assets. Monitor local market conditions and implications for asset and investment strategy. Conduct periodic property site inspections to ensure property performance and maintenance. Provide input on capital improvements, leasing activities, revenue enhancements, and expense management. Work with asset managers, partners, and property managers to develop appropriate performance indicators to identify potential issues and assist in decision making. Develop strategies to maximize revenue, reduce expenses, and capitalize on market dynamics. Ability to efficiently manage the activities of internal resources and third-party service providers. Execute various ad-hoc projects assigned independently and with high standards; support related projects including updates on industry and property sector and information gathering.#J-18808-Ljbffr
