Known for their nationwide reach and personalised approach, this organisation delivers tailored property management services to a diverse portfolio of residential and mixed-use developments.This is an excellent opportunity for a property management professional who thrives in a client-focused environment and is looking to join a respected business that combines the benefits of a large-scale operation with bespoke, hands-on service delivery.Role FocusThe Block Property Manager will be responsible for the day-to-day management of the Exeter portfolio, acting as the main point of contact for freeholders, leaseholders, and other stakeholders. This role involves delivering a high standard of service while ensuring full compliance with industry regulations and best practices.Key ResponsibilitiesProperty Inspections & MaintenanceConduct regular property inspections and generate detailed reportsEnsure timely maintenance and resolution of site issuesFinancePrepare, manage, and report on service charge budgetsMonitor and maintain client accountsInsuranceCoordinate building insurance and Directors & Officers policiesMeetingsOrganise and attend AGMs, EGMs, directors' and residents' meetingsCorrespondence & AdministrationHandle day-to-day client and leaseholder correspondenceAddress breaches of lease in a professional and legally compliant mannerContractor LiaisonSource, instruct, and oversee third-party contractorsSales SupportAssist with the assignment of leases during property salesComplaint HandlingManage and resolve complaints, maintaining a positive client relationshipCandidate ProfileThe ideal candidate will have:Demonstrable experience in residential block managementStrong knowledge of leasehold legislationExcellent stakeholder management and communication skillsConfidence managing budgets and attending meetingsA proactive, customer-focused approach to problem-solvingIdeally have a Level 3 ATPI qualification but not essentialWork PatternHybrid WorkingWhy This Role?This is a chance to join a dynamic and reputable firm with a supportive internal culture and a commitment to professional development.
