Senior Quantity Surveyor Residential Construction We are looking for an experienced and commercially minded Senior Quantity Surveyor to join our team . Reporting to the Commercial Director , you will take a leading role in managing the financial and contractual performance of multiple residential projects , from initial feasibility through to completion.This is an excellent opportunity for a driven individual to play a key part in shaping the success of our residential portfolio delivering high-quality homes efficiently, profitably, and to the highest standards. Key Responsibilities Commercial Leadership Take full commercial ownership of residential developments, ensuring robust cost control and profitability throughout each project lifecycle. Contribute to strategic decision-making on procurement, contract selection, and risk management to maximise value. Provide commercial guidance and mentoring to project teams and junior surveyors, ensuring consistent best practice across all developments. Cost Management & Reporting Prepare detailed cost plans, estimates, tender documents, and procurement schedules for residential schemes. Manage budgets and cashflows, monitoring expenditure against forecasts and producing accurate CVRs and monthly financial reports. Undertake regular cost reviews to identify savings opportunities, improve efficiency, and enhance project margins. Contract & Risk Management Administer contracts (typically JCT Design & Build or similar), managing variations, valuations, and final accounts. Lead the resolution of commercial and contractual issues, safeguarding company interests and maintaining strong client relationships. Identify and mitigate potential risks, ensuring projects are delivered on time, on budget, and to agreed quality standards. Subcontractor & Supply Chain Management Manage the full subcontractor lifecycle from tendering and negotiation to ongoing performance and payment. Develop and maintain strong relationships with key residential supply chain partners to ensure consistency, value, and quality across all projects. Collaboration & Client Engagement Work closely with Contracts Managers, Project Managers, Design Teams, and clients to deliver seamless project outcomes. Support the Commercial Director in client negotiations, cost reviews, and strategic planning for current and upcoming residential developments.
